General Contracting contractor requirements in Georgia.

Georgia licenses general contracting in four classes through the State Licensing Board for Residential and Commercial General Contractors (renamed by SB 503 in 2024 — the old 'General Contractor' license is now 'Commercial General Contractor'). The $2,500 threshold everyone quotes is real but residential-only: it sits inside the residential-contractor definition, and the commercial definition has no dollar floor.

Licensure is more than an exam: each class carries a minimum net worth ($25,000, or $150,000 for unlimited Commercial) and general liability insurance as conditions of the license itself. Contracts signed by unlicensed contractors are unenforceable in Georgia courts, with no lien or bond rights.

For residential work where the total value or compensation exceeds $2,500 — yes. For commercial general contracting — yes, with no dollar floor. Board-recognized specialty trades (roofing, painting, flooring, and others) are exempt within their specialty scope.
Q02What's the cheapest way into commercial work?+
The Commercial General Contractor Limited Tier: same scope as the unlimited license but capped at $1,000,000 per project, and it requires only $25,000 net worth instead of $150,000.
Q03What happens if I contract without a license?+
Your contract is unenforceable in law or equity — no payment claim, no lien, no bond rights (O.C.G.A. § 43-41-17(b)) — and unlicensed contracting is a misdemeanor with a fine of at least $500 or three months' imprisonment (§ 43-41-12).
Q04Can I do repairs without a license?+
Yes — the § 43-41-17(g) repair exemption allows repair work of any value if you disclose in writing that you are unlicensed and the work does not affect structural integrity.
Q05Does Georgia have reciprocity?+
Narrow: Louisiana and Mississippi, plus South Carolina for Residential-Basic. Everyone else takes the Georgia exam.
